Spring Is Here: A Perfect Time to Buy, Sell, and Prepare for Seattle’s Fast-Moving Real Estate Market

Spring has finally arrived, bringing longer, warmer days and the perfect opportunity to tackle those home projects. Whether it’s decluttering, refreshing your space, or checking off your lingering maintenance to-do list, now is the time to get ahead. The Seattle real estate market is heating up, and you never know what opportunity might be just around the corner.

Already this year, I've seen many clients make quick, decisive moves to buy and sell with minimal warning. I thrive in this fast-paced market, and as a full-service Seattle real estate broker, I’m able to mobilize my dedicated team to get things done efficiently and effectively.

I’m also meeting many eager buyers ready to plant roots in some of the best Seattle neighborhoods. The challenge? Inventory just hasn’t kept up with demand. In King County, the average days on market is 37, but in neighborhoods along Lake Washington, where I specialize, it’s under 10 days. Across the board, homes are selling at or above list price, and multiple buyers are competing for the same property. The Seattle housing market is up over 2% year-to-date, while West Bellevue and Kirkland are outperforming with increases of 7% and 10%, respectively.

With this kind of market momentum, if your home isn’t under contract within two weeks—really, within 10 days—it’s time to rethink your strategy. On average, it takes about eight showings for a home to go pending. Buyers are being more cautious these days, and overpricing your home can hinder its potential for a successful sale.

For my buyers: be prepared! This isn’t the mid-2022 or 2023 market. The pace is back, and if you’re making an offer, do it with a winning mindset. Homes are moving fast, and having the right strategy is key to securing your dream home in this competitive Seattle market.

On a personal note, life these days revolves around work and family. Kyle and I manage to sneak in a night out with friends every now and then, but between the kids’ sports, playtime, and occasional travel, we’re keeping busy!
