The Seattle real estate market is heating up, and you never know what opportunity might be just around the corner.

In King County, the average days on market is 37, but in neighborhoods along Lake Washington, where I specialize, it’s under 10 days. Across the board, homes are selling at or above list price, and multiple buyers are competing for the same property. The Seattle housing market is up over 2% year-to-date, while West Bellevue and Kirkland are outperforming with increases of 7% and 10%, respectively.
With this kind of market momentum, if your home isn’t under contract within two weeks—really, within 10 days—it’s time to rethink your strategy. On average, it takes about eight showings for a home to go pending. Buyers are being more cautious these days, and overpricing your home can hinder its potential for a successful sale.
