The median price for luxury homes in Seattle proper is holding strong at $2.28M, with well-prepped homes spending just 17 days on the market. Turnkey listings—especially in hot spots like Capitol Hill and Queen Anne—are drawing serious attention and often sparking multiple-offer scenarios.
The rest of Seattle’s residential market continues to impress, boasting a median of $566 per square foot and a swift average market time of just 11 days, underscoring strong demand and enduring value.
MERCER ISLAND
Mercer Island’s luxury market is always hot, with the median price sitting at $2.5M and new listings up 45% year-to-date. Buyers are especially tuned into waterfront and view properties, with a noticeable uptick in showings for homes priced under $4M. The sub-$4M sweet spot is where the action is—and competition is heating up.
WEST BELLEVUE
West Bellevue’s luxury market remains strong, with a median sale price of $3.65M and an average of 27 days on market. High-demand neighborhoods like Clyde Hill, Enatai, Medina, and Kirkland proper are still drawing interest—but in this discerning market, pricing needs to be dialed in perfectly to attract serious, motivated buyers.
The average price per square foot across Kirkland and West Bellevue ranges from $737-$934. This is up 3.4%-7.9% year over year.
